built this.
California's most active real estate investors kept hitting the same wall. They owned income-producing assets, strong portfolios, and a clear track record — but conventional lenders kept asking for W-2s, tax returns, and income documentation that told the wrong story.
DSCR loans changed the math. A property that services its own debt should qualify on that basis — not on the borrower's employment status. But the market was fragmented: too many lenders with inconsistent overlays, slow timelines, and no ability to handle edge cases like short-term rentals, asset depletion, or no-ratio scenarios.
