1 · Why the other offers came in low
They priced your house empty.
Not because they were trying it on. Because that is the only sum they know how to do.
Nearly every cash buyer works the same arithmetic. They estimate what the house would sell for once it is vacant and renovated, take off what the renovation costs, take off their own margin, and send you what is left.
That sum has your tenant in it as a cost. It has a kitchen in it that you were never going to replace. It is a fair number — for a house somebody intends to empty and flip.
It is the wrong sum for a working rental, and it is why the offers you have had so far all landed in the same disappointing place.
2 · How we get to a number
We are keeping it, so we price what it earns.
Wexmoor buys rentals to hold them. We put our own money down and finance the rest against the property’s income.
That one fact changes the whole calculation. A lender looking at a rental asks a single question: does the rent cover the debt, the taxes and the insurance? That test decides what can be borrowed, and what can be borrowed decides what we can pay.
So the inputs we need from you are short. The address, and what it actually rents for. Not what a website estimates — what is on the lease.
We run that through the same test a lender will run, and we tell you the number and how we got there. If the rent does not carry it, we say so and we say why. You will not get a number with no explanation attached.
There is no renovation line in that sum, because we are not renovating. There is no vacancy line, because we are not emptying it. Your tenant is the reason the deal works, not a problem to be removed.
3 · What happens

4 · What we buy, and what we do not
A short list on purpose.
We would rather tell you no today than waste three weeks of yours.
We do buy
- Single-family houses that are rented, or ready to be
- Los Angeles, Orange, Riverside, San Bernardino, Ventura, Kern and Santa Barbara counties
- Houses with a tenant in place — the lease comes with it
- Landlords who are tired of it, moving on, or settling an estate
We do not buy
- A home in foreclosure that the owner still lives in. California writes that contract for you, and it is not one we do this way
- Mobile homes and manufactured housing
- Land with nothing on it — different business, different people
- Anything where the rent cannot carry the property
That first one is worth explaining, because it is the opposite of a brush-off. When somebody in default sells the home he is living in, California puts the whole transaction under a statute written specifically because buyers have taken advantage of people in that position. It sets the contract, gives you five days to change your mind, and lets you unwind the sale for two years afterwards.
It is the right law. It also means the deal is a piece of legal drafting rather than the straightforward purchase described on this page, so it is not one we do this way. If that is your situation, talk to a lawyer before you talk to anybody who wants to buy your house — including us.
5 · What it looks like afterwards
The property is not yours, and the tenant never moved.
No listing photos. No Saturday showings around somebody else’s furniture. No conversation with your tenant about leaving, and no month of lost rent while the place sits empty for a buyer who wanted it that way.
The lease transfers, the tenant pays us instead of you, and you stop thinking about the roof.
The alternative is another year of it, which is a real option and sometimes the right one. We are only saying it should be a decision rather than a default.
